Magnolia 5

Magnolia Five is a thoughtfully planned development comprising five lots, each featuring a Single Family Residence (SFR), an Attached Accessory Dwelling Unit (AADU), and a Detached Accessory Dwelling Unit (DADU)—for a total of 15 units. The SFRs and AADUs rise three stories, while the DADUs are two stories, creating a varied yet balanced architectural rhythm across the site. The overarching design strategy was to maintain consistency while introducing meaningful variation.

Each SFR, ADDU, and DADU shares a common open floor plan design with subtle modifications tailored to the site’s steep grade. This challenging topography required extensive problem‑solving across all disciplines, including the development of a new DADU iteration to respond to the terrain. What truly distinguishes the project is its use of asymmetrical and split‑gable roof forms, adding character and visual diversity throughout the community.

To streamline construction and maintain visual cohesion, the team relied on traditional residential materials and developed an interchangeable, repeatable material palette that could be applied across all units. The result is a unified neighborhood enhanced by thoughtful variations in form and expression.
