Hillside Ridge represents Habitat for Humanity of the Charlotte Region’s first mixed‑income community—an important step toward integrating affordable and market‑rate housing within a cohesive, thoughtfully designed neighborhood. This milestone development includes seven distinct unit types and a total of 35 homes, offering a diverse mix of living options that respond to the varying needs of future residents.

The Cone Charlotte team approached the project with a commitment to both continuity and innovation. Drawing from a combination of existing Habitat plans developed by Cone Charlotte, and several newly introduced layouts, the team curated a balanced range of housing types that feel connected yet individually expressive. For the first time in Habitat’s portfolio, the development incorporates garage units and three‑story housing options, broadening the spectrum of attainable home types and improving long‑term flexibility for homeowners.

Hillside Ridge reinforces an important design philosophy: that affordable housing and market‑rate housing need not be visually or materially separated. By unifying exterior detailing, massing strategies, and color palettes across all unit types—while still introducing individualized touches—Cone Charlotte helped establish a community where equity is embedded directly into the streetscape. The development demonstrates how contextually sensitive massing, balanced façade articulation, and varied materiality can create neighborhoods that feel coherent, dignified, and welcoming to all.
