10th Ave East Townhomes

This project, nestled in Seattle’s Capitol Hill neighborhood, is a modern development of six townhouse units. The neighborhood is a dynamic mix of multi-family apartment buildings, commercial businesses, and single-family homes, making it a perfect place for this playful, modern townhouse community. These units, varying in size from 1,450 to 1,650 square feet, are designed to cater to the growing demand for denser development in this desirable neighborhood.

This project uniquely features five-story townhomes characterized by their bold geometric forms and clean lines. It is clad in a combination of dark and light blue paneling, creating a visually striking contrast that enhances its modern aesthetic. The choice of tonal shades of blue in the material palette reflects the nature of the youthful, vibrant neighborhood. The two street-facing units have an angle both in plan and at the parapet level, adding to the dynamic and modern aesthetic of the building.

Unique to this design is the mezzanine above the primary bedrooms. Due to unique upper-level setbacks in this zone, a proposed mezzanine over the primary bedroom became a design feature that created an opportunity for a distinctive double-height space which provides ample space for residents.
