Legacy Vista

A historic shift in Charlotte’s zoning policy, through the adoption of the Unified Development Ordinance (UDO), opened the door for new housing possibilities. By allowing duplexes and triplexes within traditional single‑family zoning districts, the UDO created meaningful opportunities to introduce gentle density in growing neighborhoods. This policy shift supports a broader range of attainable housing options and increases pathways to homeownership for more families across the city.

In response to this opportunity, Habitat for Humanity partnered with Cone to design a development that includes both single‑family homes and, for the first time in the region’s Habitat portfolio, duplexes. These new unit types “mark a new era for Habitat,” reflecting an evolution toward more open floor plans, fresh and bright color palettes, and the incorporation of warm wood accents. The design team approached the project with a strong contextual lens—crafting buildings that feel compatible with the surrounding single‑family character while also aligning with the Habitat‑designed homes within the same community.

A key design challenge was achieving individuality among buildings while preserving a cohesive neighborhood identity. The team established consistency through shared elements such as roof forms and secondary architectural features, while introducing variation through exterior siding colors, materials, and textures. This balance ensures both visual harmony and a sense of uniqueness for future homeowners.

Legacy Vista represents a thoughtful blending of policy innovation, community‑driven design, and Habitat’s mission‑centered approach. We look forward to welcoming the first residents into these new homes and witnessing the impact this community will have for generations to come.
